When you crush your shadows, you underexpose your image so much that there are large areas of pure black in your image. If your highlights are blown out, your image is so overexposed that there are large areas of white in the image. In both cases, you lose valuable details, such as street views from windows or property features in dark basements. Unfortunately, you can’t recover these details in post-production so the camera equipment itself is the key here. When shooting with a smartphone camera, there are limited exposure settings you can use to avoid exposure issues in the final image. In professional cameras, there are many more settings available, including histograms, highlight alerts, filters, metering, that a photographer can use to ensure the optimal amount of detail is captured.

Property pictures should show a property accurately, while making a space feel expansive. The vertical lines in a room should be just that – vertical. When scanning a photograph, our eyes move from left to right, rather than up and down, so vertical lines work to lead a viewer’s eye upwards, making a room appear taller. When we think of growth, we think of an upward direction. Using vertical lines to lead the eye upwards emphasizes growth and expansiveness. Similarly, a real estate photo should also feel horizontally expansive. Use wide-angle lenses to take in an extra wall or even more features like doors (as in the example above) to see a room in its entirety. Don’t be intimidated though, about the accuracy of a room, this is much closer to what your eyes would see when you are in the room.
